Aurora is a nice, small town of 49.85 square kilometres between Newmarket and Richmond Hill, Ontario. It is easily accessible via Highway 404 in the east, and Highway 38 in the west, with Yonge St, going straight through it near the west end.

It is home to 62,057 residents, as of 2020, an increase in the town’s population of almost 12% since 2015. More and more people are enjoying the small town feel of Aurora as well as its proximity to several small and large cities with add to and complement their amenities.

 

Aurora Neighbourhood Profile

Aurora has many nice areas in which to live and raise a family, most notably Cherry and White Rose. It also offers several nature areas for outdoor enthusiasts and several public, Catholic and private schools for primary and secondary students.

As of 2015, most Aurora residents drive, with only 15% of the population using public transit or another mode of transportation on a regular basis. York Region Transit provides a few buses to get Aurora residents around town and outside of the city on a daily basis, most notably the VIVA blue bus which starts at Finch station in Toronto and goes through Aurora to end in Newmarket, its northern neighbour. Another popular transit system in Aurora is provided by GO transit which provides fast, reliable daily train service heading north and south to and from Aurora, so residents can easily commute to work or visit Toronto and other cities in the GTA.

The average income of Aurora residents was $65,014 in 2015, placing it 35.7% above the provincial average, while the median Aurora household income was $106,708.

During that same time, 60% of Aurora residents were married or living common-law, and 88% of the town’s total population only spoke English. 9.5% of residents spoke both English and French, during this time, whereas 0.3% spoke only French and 2.2% spoke neither of Canada’s two official languages.

Aurora is a rather educated town, with around 75% of residents in 2015 holding a post-secondary certificate, diploma or degree. 13% of workers in the town identified as self-employed, with the remaining 87% as employees. 

If you love being outdoors, you will enjoy the many trails Aurora has to offer, including Sheppard’s Bush, Tim Jones Trail, Aurora Community Arboretum, and Tom’s Park. There are also several golf courses to choose from including Beacon Hall, Westview, Magna, and St. Andrew Valley.

Travel north, south, east or west of the town, and you will find many other activities in Aurora’s neighbouring towns and cities, to keep you and your family occupied.

Aurora Real Estate Market

The Real Estate Market in Aurora has been growing steadily over the past decade with demand for properties increasing dramatically since the start of the Covid-19 pandemic, when many workers had the option or mandate to work from home.

This significantly raised the price of real estate in the town, with detached homes jumping from a $1 million average in 2018 to over $1.5 million at the start of spring 2022. As a result, Aurora is now the 6th most expensive place to live of the 23 regions in the Greater Toronto area, including more expensive than the city of Toronto.

What is the city known for?

Aurora’s historic Armoury. Built in 1873 as a drill shed for the military, it was the site where local soldiers gathered before heading off to fight in WWI. The building has recently been restored.
